Following the demolition of an existing mill complex, we then undertook the enabling & remediation of the existing site including bulk earthworks & filling operations, groundworks on the new store construction & a complex S278 Highways package which comprised extensive off site highway works to upgrade the local infrastructure to accommodate the new store.
The combining of the Enabling Works package & Groundworks provided the opportunity to gain beneficial access to commence the groundworks in advance of the planned commencement date which benefitted the main contract programme. Following the demise of a client directly employed highways contractor part way through their contract, we were appointed to complete the S278 Works which were condition precedent to the opening of the store. We were also required to ensure our works did not affect the operation of the adjacent mosque, which we achieved successfully.
A dedicated site management team ensured that we liaised with the client every step of the way and programmed our works to accommodate the neighbouring residents, businesses & property users. Our specialist knowledge & Constructionline approval for highway works enabled us to take over the contract to complete the highway works which secured the discharge of the planning requirements to enable the store to open as planned.
We integrated the Enabling & Groundworks packages to provide programme betterment and improvement to the overall project programme. To assist the client when faced with the demise of their highways contractor, we worked to re-programme this element of the works, appointed a separate dedicated site management team and accelerated the works to complete in time for the critical store opening date by which the ultimate client, the retailer, judges success.
