This new build retail park constructed on a brown field site involved the remediation of a vast area of contaminated ground, new carriageway configuration a river diversion and associated structures plus the installation of a new drainage scheme including settlement ponds and overflow system. All of the new units required bespoke drainage and service installations with each end user having specific completion dates.
Almost 50% of the site was tenanted by operational businesses wanting to occupy the new units. The new Sainsbury’s Store accounted for almost 25% of the available site with the remaining 25% requiring remediation because of heavy asbestos contamination. A thorough understanding of the various stakeholder requirements would be vital to ensure a safe and meaningful programme could be employed.
From the earliest stages of this scheme we understood the need for communication and the investment required to put the right people into key managerial positions. We saw the project planning role as fundamental to the success of this project. The site team was structured to support the planning of the scheme on every level.
We instigated daily site meetings for construction programming and reporting and twice weekly meetings for all stakeholder representatives. All the meetings were minuted and each observation would be “closed out” or completed before the next meeting. Time spent communicating requirements etc. provided the foundation for a successful contract. Challenging & unforeseen ground conditions were incorporated into our programme & with close cooperation with our client, the project was delivered on programme.
